How do I determine if a roof should be replaced?

Sooner or later, every roof needs to be replaced, usually due to the long-term effects of weathering, the sun’s ultraviolet rays, inadequate attic ventilation, or simply the freeze thaw cycle that happens every year. If an asphalt roof is more than 10 years old, it is a good time to start inspecting it for the possibility of replacement. Here is how you can do that.

• On the ground, walk around your home with binoculars and inspect your roof for cracked, curled or missing shingles, as well as any excessive loss of the protective mineral granules. DO NOT CLIMB ON THE ROOF; walking on the roof is dangerous and should be left for the professionals.

• Look in your yard for signs of blown off shingles after a windstorm.

• In your attic, take a flashlight and look at the underside of the roof deck and rafters for any stains or wet spots indicating water leaks.

• Look at the insulation for water marks indicating water leaks or condensation.
